OVV Rental service
The rental brokerage service is the core of our business, and you can choose it either with or without a rental guarantee for one year. If you choose a rental brokerage service with a guarantee, we will guarantee the rent for one year from the beginning of the tenancy – if the tenant does not pay their rent, we will pay.
In both cases, the service includes:
- Getting to know the property, describing the apartment and, if necessary, assessing the rental level
- Marketing on ovv.com, rentovi.com and oikotie.fi services
- Checking housing association information
- Apartment presentations
- Checking credit information and interviewing applicants
- Drawing up the lease agreement and keeping the original with attachments
- Supervision of the rent guarantee, supervision of the home insurance at the beginning of the tenancy
- Receipt and handover of keys or agreement on other arrangements
- Instructing the tenant on the tenancy (obligations and rights of the tenancy, rules and procedures of the housing association, making relocation notifications, etc.)
- General / legal advice on rental matters throughout the tenancy
- Management of possible disturbances, delivery of rent increases in accordance with the agreement
The brokerage fee with a one-year rental guarantee is 1.24 x monthly rent (incl. VAT 24%).
OVV Full service -extensive outsourcing of rental housing care
OVV guarantees the rent for the entire tenancy and manages the apartment like its own. If the tenant does not pay the rent, OVV will pay. OVV carries out an initial inspection of the apartment at the beginning of the tenancy and a final inspection at the end of the tenancy.
OVV is responsible for the apartment as if it were its own and manages the tenancy well. In a full-service apartment, the tenancy lasts on average longer than the tenancy in general. The tenant finds the rental housing safe because OVV is always available and questions can be asked to OVV. There will be no unnecessary requests for clarification from the landlord, as OVV will clarify them as far as possible.
OVV rents the apartment again quickly, thus securing the rental income. OVV makes a summary of rental income for tax purposes, which makes it easier to file a return.
OVV The price of the total service is 5% of the monthly rent / month (incl. VAT). The total service fee is charged once a year at the beginning of the billing period and a brokerage fee of 1 month’s rent when the tenant changes.
Drawing up a lease
If you want us to just draw up a lease, but you want to make sure everything goes right and legally. The service includes checking credit information, drafting a lease agreement and, if agreed, also supervising collateral and home insurance. The service does not include the handling of disturbances, we charge for them separately on a case-by-case basis. Price of the service from 250 € / condominium and business premises from 500 € + VAT 24%.
A move check must be arranged 2 weeks in advance. The inspection includes a written report and pictures. The price starts from 150 € depending on the object to be inspected.
Rental of moving boxes
We rent moving boxes 0.15 € / each / day, with a student card 0.10 € / each / day. Pickup and return during office hours.
Consulting and evaluation books
As a general rule, we provide guidance and advice free of charge.
If you need a written appraisal of the property (for example for a estate or a taxpayer), the charge will start at € 350 (housing shares).
The price of other consultations is 85 € / hour.
All prices include 24% VAT.
